1. REAL ESTATE INVESTMENT ANALYST/ASSOCIATE:

Andover Properties, LLC, is an investor, owner, operator and developer of real estate, based in Manhattan, New York, and has been operating since 2003. The firm acquires, develops and manages self-storage, commercial, retail and car wash facilities. Historically focused in the North and South East, the firm is expanding nationally. The firm is one of the 50 largest self storage operators in the country, is partnered with some of the world’s leading investment firms on its transactions, and has a mandate to deploy significant amounts of equity over the coming years. This is an opportunity for a motivated candidate to not only share in but play an integral role in an established yet rapidly growing firm. You will work directly with the Director of Acquisitions and have unimpeded access to all key decision makers in the firm, all of whom have decades of real estate investment experience. Currently the firm owns and manages over 2.5 million square feet across 34 self-storage facilities in 9 states under the brand Storage King USA.

Job Responsibilities

  • Transaction Sourcing:
    • Identify acquisition opportunities through relationships with brokers, principals, and maintain acquisitions and development pipeline
  • Underwriting:
    • Perform market research for target acquisitions, including competition, supply, demographic and rate analysis
    • Assist the investment team in the underwriting, valuation and financial analysis of potential transactions, major lease analyses, and redevelopment analyses, utilizing Excel, by analyzing rent rolls, income statements, offering memorandums, and other relevant property level reports
    • Prepare cash flow models to value real estate investments, and project future levered and unlevered returns
    • Provide concise model results and sensitivity analyses for review by the firm’s senior staff
    • Produce Investment Committee briefings, which will be used by our partners to evaluate potential deals
  • Due Diligence:
    • Carry out transaction due diligence by collecting, reviewing, and summarizing various property diligence reports, leases, financial and operating information, property condition reports, taxes, insurance and service contracts, and other pertinent due diligence documents, while comparing the same against underwriting assumptions.
  • Financing:
    • Produce debt financing packages for lenders and equity financing packages for investors as well as helping provide prospective lenders with requested information for financing purposes.
  • Budgeting and Performance Analysis:
    • Generate property level budgets and monitor and report on financial performance relative to budget.


Job Qualifications & Skills

  • 2-10 years of real estate underwriting experience or investment banking
  • Extensive knowledge of MS Excel and the key concepts related to real estate finance and investment analysis
  • Proficiency in Word and PowerPoint
  • Superb verbal and written communication abilities
  • Attention to detail and accuracy
  • Some travel may be required

 
 
2. SENIOR ACCOUNTANT:

Essential Duties & Responsibilities:

  • Lead the month-end close process, including preparation of monthly consolidated financials, journal entries and bank reconciliations
  • Prepare monthly investor reports and accompanying schedules as well as provide income statement variance explanations compared to budget and prior year
  • Provide information, supporting schedules, and work-papers to support audits and tax preparation
  • Perform analysis of general ledger accounts
  • Assist in preparation of annual property budgets and forecasts
  • Prepare and file various compliance requirements
  • Work closely with company management
  • Assist with facility support & special projects

Qualifications & Skills:

  • Minimum of Bachelor’s Degree in Accounting
  • Minimum 4-6 years of related work experience
  • Exceptional communication skills – both written and verbal
  • Tech-savvy with strong Microsoft Office skill. Prior experience with Quickbooks and ERP systems (Microsoft Dynamics, Intacct) a plus
  • The ability to multi-task and meet crucial deadlines
